Expertise cracks & structural pathologies

Expertise cracks & structural pathologies : When do we have to worry?

Cracks appear on your façade, interior walls or slab? Not all cracks are serious, but some reveal structural pathologies that may threaten the stability of your property.

The problem? It is impossible for a non-initiated person to distinguish a surface micro-crack from an evolutionary crack linked to a settlement of foundations or a ground collapse. And in case of doubt, better to prevent than cure.

Our expertise tells you exactly what happens: gravity, causes, solutions, costs.

fissure

Different types of cracks

Microcracks (< 0.2 mm)

Often superficial, related to thermal movements or bad coating. Usually without gravity.

Fine cracks (0.2 to 2 mm)

To be watched. Can reveal a problem of sealing, expansion or early settlement.

Wide cracks (> 2 mm)

Warning signs. Often structural, they require in-depth analysis and work.

Staircase cracks

Typical differential settlements or foundation collapses. Serious pathology.

Crossing cracks

Visible on both sides of the wall. Indicate a problem with soil structure or motion.

Frequent causes

Differential tax

Clay soil, drought, heterogeneous terrain: foundations move unevenly.

Water infiltrations

Water weakens materials, causes swelling and deformation.

Thermal dilation

No expansion joints, incompatible materials, strong sun exposure.

Structural problem

Undersized foundations, lack of chaining, overload.

Vibrations

Road traffic, nearby construction equipment, underground work.

FAQ

No. Some are superficial and safe. The expertise makes it possible to sort.

Yes, if we suspect any evolution. This helps to monitor the worsening over several months.
