Expertise reception of works: do not sign eyes closed

The receipt of works is a major legal act: it marks the starting point for the guarantee of perfect completion and ten-year guarantees. Once the minutes have been signed, it becomes much more difficult to enforce your rights in the event of malice or non-compliance.

Yet, too many individuals and even condominiums sign without in-depth verification, pressed by the contractor or not aware of the issues. Result: forgotten reserves, undetected wrongs, protracted disputes.

Calling on an independent expert is protecting your interests and securing your investment.

The 3 phases where we intervene

 

1. Pre-reception (in progress)

Ideal to anticipate problems before work is completed. We check progress, compliance, finishes. Objective: Report the points to be corrected BEFORE the official reception.

2. Receipt of work (key time)

This is the critical phase. We inspect all the works, list the reserves, check for compliance with specifications and plans. The ideal is to intervene at a minimum during this stage.

3. Waiver of reservations

After making the corrections, we verify that everything has been taken up in accordance with the reservations made. Nothing should be left to chance.

Yeah, but it's risky. An uninformed eye may miss serious wrongs or accept unacceptable finishes.

No. It is your right to have you attend the reception. A serious entrepreneur has nothing to fear from expertise.

They shall be listed in the minutes of receipt. The contractor must lift them within a specified period (usually 1 month). You only pay the balance after the reserves have been lifted.
